The last 12 months in real estate on the Gold Coast has been challenging again and it will be great when we can finally shake this market flu called the G.F.C. The Gold Coast market place is like a race horse at the starting gate on Melbourne Cup day. It just wants to get out, break free and run fast but the Global Financial Crisis is just pulling at the bridle and holding it back for another day.

Nerang First National has changed its trading name to First National Real Estate Nerang in a national corporate brand upgrade and those of you who have seen our office will notice on your next visit that we have a smart new look. We like the new look and hope that you will too but that is the only thing that has changed. We are all still here providing you with the most experienced service in Nerang.

This year, we have decided as a company to give $1000.00 to the Mayor’s Christmas Appeal instead of sending our clients a Christmas card.

FSG (Family Support Group) Australia is the recipient of this year’s annual appeal. FSG provides valuable respite care for children with disabilities and mental illness, offering them a home away from home while their carers get a much needed break.

This is something that a lot of other businesses have done in the past few years and I cant help but think how much better off the charities would be if everybody adopted this policy. Thank you sincerely for your understanding in this matter as jointly we all continue to make a small difference at Christmas to the less fortunate.

This is the 7th time since 2000 that Nerang First National has been selected as a finalist  in the REIQ Excellence awards and we were proudly selected as the winners in 2000 and 2009.

The award winners will be announced at the Gala Awards Night on 12 February 2010 at the Sofitel Brisbane. Each category winner is automatically nominated for the REIA Awards to be held in Adelaide on 25 March 2010.

The year started with the Agency being selected as the Queensland Agency of the Year and a Finalist in the Australian Agency of the Year in the medium agency categories. It;s just been announced that we have again been awarded as the most successful Queensland residential real estate agency in the First National group winning the top honour of Highest Residential Gross Office Commission in the Large Office category.

The Gold Coast City Council will be operating a nightly bus tour of the Gold Coast Christmas Lights competition entrants from Thursday the 10th of December right up to Christmas eve but if you want conduct your own private tour of the local Christmas lights on offer here is a list to get you started.

This list combines entrants and winners in the 2008 and 2009 Gold Coast Christmas Lights competitions and displays we have noticed ourselves.

Swimming Pools are always big hits for Summer Sales

Spring and summer are the most popular months to sell a home and First National Real Estate Nerang has some advice on how to make your home the hot item this summer.

Homebuyers thoughts will naturally turn to patios, outdoor entertaining areas, landscaping, air conditioning and pools during the warmer months.

First impressions are critical and nothing is more off-putting to a buyer than entering a stuffy, hot house on a 30-degree day, which is why it’s important to make your home summer-friendly.

With sunny days and gorgeous blue skies, everything is on display. Flowers will be in full bloom, trees will be fully leaved and yards should be kept as tidy as possible.

Walking through the front door, homeowners should assess the first impressions created and position furniture so that rooms have an ‘open’ feel. Place fresh flowers in vases and pictures on the wall to give the property extra vibrancy.

Remove any clutter, and while family photos are great, limit them to no more than three.

Be sure to have the kitchen and bathroom spotless and any used towels replaced with clean ones.

Most importantly, ensure any items requiring maintenance have been taken care of such as door handles, torn fly screens, broken window latches, light switches, light shades, leaking taps, doors opening and closing properly and clean carpets.

If you have air conditioning, make sure it is in good working order and put it on when you are expecting potential buyers to be coming through. If you don’t have air conditioning, make sure you open as many windows as you can to let in the fresh breeze and keep windows clean.

The key area of a property during summer is the back yard, where buyers will envisage an area for the kids and a space to entertain.

Australian’s love their barbecues in summer and can’t go past a good functioning back yard so make sure the barbecue is clean and looks to be in good condition, ensure the lawn is always mowed and presentable, and the landscaping is tidy with beautiful healthy plants that have been well-watered in the days leading up to any inspections.

Make sure your outdoor living areas are clean, tidy and inviting

On the day of the inspection, give plants a light spray of water for a clean crisp look if water restrictions are not in force in your area.

Home owners should consider hiring or borrowing some plants, especially leading up to the front door.

For those with a pool or spa, be sure to keep them sparkling clean and leaf-free from crystal clear water to clean tiles at the top and bottom of the pool. Make sure any pool equipment is neatly stored away.

Don’t forget the fence, gate, paths and decks. These should be thoroughly cleaned of dirt and any cobwebs and free of peeling paint.

Other tips for selling a property in the summer are:

• Schedule inspections for a time during the day when rooms are bright and have maximum sunlight shining in, but preferably not the hottest part of the day.
• When having an open house, limit the number of people in the property at any one time. Too many people may make it appear smaller than it really is and reduce the viewer’s potential to see the possibilities of the property.
• Keep pets out of the property during inspections and music at a minimum.
• Get rid of unsightly garden rubbish which detracts from the appeal of your garden. This goes for the garage, old sheds and any outbuildings.

Traditionally Spring and the early Summer months provide an abundance of listings and new stock.  Stock levels normally peak either side of the Christmas holidays and then slowly dwindle down to the middle of winter before rising again, but this year is a little different.  New listings are still coming on the market, just not at the rate they normally do at this time of the year.

Nerang First National monitors the stock levels of all property for sale in the district, irrespective of what agent it is listed with. This provides us significant market intelligence and allows us to analyse the whole market, not just what we see as the highest selling agent in the district. Every week we take a snapshot of how many properties are on the market for sale and how many are marked as under contract.

Nerang

We can see  the property “for sale” levels have increased in recent months but not even to the levels experienced post GFC levels of last summer. It seems unlikely that we will ever have more than 200 properties actively for sale in the suburb of Nerang for quite awhile.

Carrara

Properties for sale in Carrara have dropped from the peaks of last summer to winter and we have not seen any Spring and Summer increase at all. The levels are holding fairly stable.

Highland Park

Highland Park has been the only local suburb that appeared to be following the traditional trend with new property listings increasin g from mid winter however the traditional Spring and Summer rush seemed to stop in its tracks in August and since then for sale levels have been on the decline.

All Three Suburbs Combined

When we combine all three primary suburbs in our trade area we see that stock levels have steadily fallen about 20% from their peaks of last summer. Last summers levels were down on previous years as it was immediately after the GFC meltdown which peaked at September 2008.  There is seems to be very little indication anything will turn the trend around over the next few months. Under normal market conditions this graph would have the for sale rate increasing over the past couple of months back up to 600 or more properties.

The level of property for sale is effectively the supply side of a the typical supply and demand relationship in real estate. With supply at such low levels relatively and under contract levels remaining steady there is a potential for an imbalance and for demand to start outstripping supply.  This in turn  could be why many  industry commentators are suggesting we might continue to see significant increases in property values over the next few years.

Overview

Real Estate is just like many other industries and 80% of the business is being done by 20% of the agents. In contrast to many in the industry Nerang First National has actually had an amazing 12 months including being selected as the REIQ Queensland Agency of the Year and a Finalist in the REIA Australian Agency of the Year in the medium agency category. Despite the economic downturn that reduced industry turnover by as much as 50 and 60% Nerang First National was able to increase sales numbers, increase revenue and even expand the sales team. 2009 has been a fantastic year!

Traditionally as the market tightens up property owners are far more selective in which agent they choose.  This has helped keep our stock levels relatively high even as property for sale levels in the district have dropped. This has resulted in many a real estate agent window filled with “Sold” properties only because they have no new listings to replace them with. Some agents are being forced to display the same property up to 3 or 4 times in their window with different photos.

Real Estate is like many other industries in that you cant make sales without stock. With so many agents out there at the moment who are running very low for available listings to sell over the next few months you can expect to see your letterboxes jam packed with salespeople “begging for listings”.

Headings like “Homes Wanted Urgently”, “Help.. I need more listings” will be familiar catch cries like never before.  Some agents will have special flyers printed up like a post card commemorating each sale and inviting you to take advantage of the buyers who missed out.  Just like always each agency no matter how small they are is going to claim they are the market leader with in house produced graphs and statistics but logic tells you there can be only one industry leader.  As a home owner you need to look through the puffery and find an experienced and skilled team who can get the job done in all market conditions.

If your thinking of selling then the  competition for your listing is going to be intense. Regardless of which way property prices move you will always want to achieve the highest possible price at that time so the single most important thing you will need to remember is that the best indicator of future performance is past success.
